Frequently asked questions
Why is early interest so high?
Interest is charged on the outstanding balance, which is largest at the start. The principal share of each payment grows over the term.
Is the rate here flat or reducing?
Reducing balance, which is how home loans and most bank lending work: interest applies only to what is still outstanding. If you have been quoted a flat rate the two figures are not comparable, because a flat rate charges interest on the whole original amount for the entire term. Does this include processing fees and insurance?
No, it prices the loan itself. Processing and documentation charges are commonly 0.5% to 2% of the amount and are often deducted from the disbursal, so you receive less than you borrowed while paying interest on the full sum. Bundled insurance behaves the same way. Ask for both separately when comparing offers.
What happens if I pay more than the instalment?
The surplus goes against the principal, which shortens the term rather than lowering the payment, and saves a disproportionate amount of interest when it happens early. The Loan Prepayment Calculator models that case specifically.
